Thomas Construction Group partnered with Pennybyrn at Maryfield, a premier senior living community in High Point, NC, to deliver a transformative multi-phase expansion and renovation spanning 305,892 SF across four distinct phases. The project introduced a new 23,780 SF rehabilitation center with 25 short-term stay units, a new 78,282 SF independent living building with 42 residential units and approximately 60 parking spaces, renovations to 77,230 SF of the existing Independent Living Facility with a 4,600 SF addition, and a full renovation of the 122,000 SF Healthcare Households Facility serving assisted living and skilled nursing residents.

The project was more than construction. It was a transformation of a fully occupied senior living campus, requiring careful balance between progress and compassion at every milestone. Every phase demanded coordination across multiple building types and occupancy classifications in the midst of COVID-19, all while protecting the safety, dignity, and daily routines of the residents who called Pennybyrn home.

Delivered under a Construction Manager at Risk contract, Thomas brought Target Value Delivery, 4D BIM scheduling, and early trade partner involvement to a project where the margin for disruption was essentially zero. That preconstruction foundation, combined with a people-first approach to logistics and communication, is what made a $38.8M campus transformation possible without displacing a single resident.

Pennybyrn at Maryfield received the ABC 2025 Excellence in Construction Merit Award, celebrating the project’s craftsmanship, attention to detail, and commitment to enhancing senior living environments. The recognition highlights our team’s dedication to delivering spaces that support dignity, comfort, and quality of life for residents.
