Thomas Construction Group partnered with MedNorth Health Center on two connected projects that together are transforming their downtown Wilmington campus on North Fourth Street. The first, a new 35,132 SF two-story medical facility, expanded MedNorth’s capacity and brought new services to the community. With staff and services relocated into the new building, renovation is now underway on the original approximately 16,200 SF single-story facility, reconfiguring and modernizing the space to introduce physical therapy, administrative offices, X-ray and mammography services, an auditorium, and a serving kitchen. Together, the two projects create a more connected and efficient healthcare campus built around MedNorth’s long-term growth.
Both projects were delivered through a Design-Build partnership between Thomas Construction Group and Becker Morgan Group. That delivery model is what made the sequencing of this two-phase campus strategy possible. With design and construction under one roof from the earliest conversations, Thomas and Becker Morgan could plan both projects as a connected whole rather than as separate efforts handed off between different teams. On the new facility, that integration allowed the team to navigate a federal funding timeline that would have stalled a traditional delivery approach, splitting core and shell construction from the tenant improvement scope and keeping work moving before funding approval cleared. The same collaborative foundation now carries through the renovation, ensuring continuity across both phases of the campus.
