Although we are competitive on hard bid and invited bids, Thomas’ preferred methods of project delivery are Design/Build and Construction Management at Risk (CM@R). Unlike a traditional Design-Bid-Build method, our approach to project delivery establishes the contractor component during the design phase. Essentially, all parties collaborate as partners, trusting in each other’s strengths to reach common objectives.
These methods allow us to:
- Identify with the owner’s vision and goals
- Provide insight in the cost components of the design and determine alternate approaches to save money
- Continuously review project details so we can improve efficiency and resolve conflicts before they arise
We emphasize a “common thread” approach to preconstruction services in which the Project Manager is involved to provide continuity during project execution which allows us to achieve a Guaranteed Maximum Price (GMP).
